4 chord fake books?

I have a book called 101 Three-Chord Songs by Larry McCabe that is really great for when I have guests over who are not musically inclined and I want to show them that music doesn't have to be as hard as people want you to think.

The problem is two fold: first, the songs are focused on older traditional American folk music, so not too many songs are familiar to too many people. I want something with more common tunes, but still incredibly easy that you could pick up quickly with minimal skill. Secondly, a few of the people I've played a couple songs out of the book have wanted to kick things up a notch, so I'm looking for something slightly more difficult, but can still be sight read with almost no downtime.

Any recs?
 
I've always found that the best place to start is with music the people like. Most people spend most of their time listening to very simple music. Ask them to list a few favourite songs and then work them out by ear. If they were released in the past twenty years and are pop, then the odds are very high that you're going to run into a few three and four chord songs. I - IV - vi - V type progressions are the foundation of a stupid amount of songs.
