Most folks playing a song in E flat will
A) Tune the whole guitar down one half-step. Now your EADGBe will be Eb Ab Db Gb Bb eb, and your E chord will be an E flat (Eb, as symbolized above) chord.
B) Play it capo'd up and using a higher relative chord formation. e.g. capo on the third fret and play a C chord formation = Eb chord.
I just listened to the song and it sounds like it's either being played with all barre chords or capo'd.
